I have found some defects with my new BTO flat and is awaiting HDB assessment and rectification. Can I proceed with my renovation at this stage?
You should wait for the HDB to assess and rectfy the defects before you proceed with your own renovation. This is to prevent dispute arising from more defects being found later and who is responsible for the defects.
How frequent do you update us on the status of the renovation project and through which communication channel?
We will update you through either Whatsapp, Wechat or Facebook Messenger. Photo and video will be send to you regularly for monitoring the renovation progress. Any new amendments will be send out in writing through email.
What payment options do I have?
We have a progressive payment scheme that is pegged to the renovation work progress. Payment schedule is given and to be made when certain stage of works are delivered. Our renovation agreement are closely aligned with industry standard like CASE renovation agreement.
Is there any warranty available?
We are confident of the quality of our workmanship and hence we covered it with a 5 years warranty term. Waterproofing job is covered by a 3 years warranty. Material warranty is backed by the individual manufacturer warranty terms and conditions.
Is permit required for HDB flat renovation?
Not all renovation works require HDB renovation permit. Some renovation items do not need a permit. Knocking down walls and hacking flooring will require approval from the HDB. You can only commence your renovation work after obtaining the HDB permit. If your renovation work involves the removal or repositioning of fittings, demolition or construction of walls, the scanning of layout plans, elevations, sections or details of the proposed work may be required.
Why are there no renovation packages for private condominium listed in your website?
Private properties have various configurations, sizes and design factors that we are unable to cater for a standard renovation package. Our team will have to go for a site visit to give you an accurate quotation. Our renovation package price for private properties will be fair and affordable.
I am a new BTO flat owner. Can I remove the bathroom floor and wall tiles provided by HDB in the new flat?
New HDB flats owners are not allowed to remove their bathroom floor and wall tiles provided by HDB to their new flat within three years from the date of completion of the building. This is to prevent ceiling leaks due to the tampering of the waterproofing membrane and to avoid wastage of building materials. However, you may wish to overlay the existing floor tiles in their bathroom with your choice of tiles using adhesive method.
My new HDB apartment come with partition walls. Can I just remove the walls since they are only partition? Can these partition walls withstand the weight of my wall mount cabinet and shelving?
These partition walls installed in some new HDB flats are known as Ferrolite Partition Walls. This is a more eco-friendly partition wall system which functions as a typical partition wall for the bedrooms. These walls consist of 2 concrete panels with a sound insulation core and are connected to the ceiling or beam using steel andle plates. Any renovation that requires removal and hacking of such walls must be approved by HDB. Special considerations on weight limit must be taken during installation of shelves, wall cabinets and other fixtures to these partition walls.
How much time are given by HDB to complete my renovation work? How soon would I need to commence the renovation works in my new flat and what is the frequency of the renovations allowed in a flat?
For new building, you must complete the approved renovation works within four months from the date of the renovation permit. For established blocks, the approved work must be completed within one month from the date of the renovation permit. This is to minimise any inconvenience and noise nuisance to the existing residents. An extension of the renovation period can be requested at the HDB Branch Office.
There is no restriction by HDB on when the renovation works should be carried out or the frequency of the renovation. This is to give flexibility to the home owners in the planning of their flats renovation in terms of financial resources and time schedule.
There are some renovation packages available online that are priced 50% cheaper than your company’s packages. Can your company match their price?
Our renovation packages are set in a reasonable and affordable price range with consideration to our basic costs. We factor in a minimium quality standard materials and manpower costs to determine an affordable package. We provide better quality materials then most of our competitors as we want our products to be durable and lasting.
Some renovation contractors give a low price quote with many hidden prices that are not made known to the home owners. Some renovation packages that are priced too low might be a scam to entice home owners to sign up and pay the deposit and then disappear into the thin air.
How much do I need to pay for applying the HDB renovation permit?
HDB does not charge any fee on the flat owners for the processing of the renovation permit. However, some town councils provide haulage and debris removal services for the renovation works. You will need to pay for these services at the time of your application for the renovation permit.
I can’t find a suitable renovation package. Do you provide customised package?
If you have a different requirements for your renovation, you can make your own renovation package by telling us your ideas and needs. We will do our best to customise a renovation package that meets your requirements and budget.
